The Challenge: A multi-asset portfolio suffered from strategic inertia, with basic property management services failing to identify and execute value-add opportunities. The core mandate was to separate strategic oversight from daily operations to unlock performance.

Our Intervention: Implementing a value enhancement investment cycle, we established a disciplined investment management framework that replaced passive maintenance with a continuous cycle of strategic assessment, risk minimisation, and value creation. This ensured the real asset portfolio was managed against explicit performance metrics, achieving improved investment income and performance.

  • Financial Re-alignment: Implemented performance management analysis and reporting to refocus the portfolio from maintenance to value creation.

  • Risk & Income Optimisation: Developed and executed strategies focused on income maximisation and risk minimisation, including leasing and tenant retention and managing both WALE and vacancy risk.

  • Asset repositioning and leasing: Melbourne Industrial Property where the opportunity was created to enable a 10-year lease leading to a 45% value uplift ($6.2M to $9.0M); Disposal programme for underperforming assets and recycling capital into acquisition into opportunity assets; including the appointment and performance management of external agents as client’s representative during sales and leasing campaigns.
