The Challenge: Delivering a $500M mixed-use twin-tower design for a major developer like Aldar presents a unique challenge of scale. While the planning controls allowed for significant freedom, the commercial pressure was immense: the asset needed to achieve aggressive yield targets and unit efficiencies to be viable. The risk was a "design drift" where architectural ambition disconnects from the commercial and technical realities of a high-volume residential engine.
The Intervention: Efe served as a key technical engine within the design team. Working inside a Tier 1 global architectural practice, he contributed to the rigorous design process required to document a project of this magnitude. We focused on the technical coordination of complex residential typologies, working with specialist sub-consultants to ensure the architectural intent was translated into accurate, conflict-free documentation. This experience provided a foundational understanding of how institutional-grade assets are designed and structured for delivery.
